A foundation problem is structural when the foundation has moved or is losing capacity to carry load, rather than simply cracking at the surface. The practical markers are displacement, where two sides of a crack no longer line up, horizontal cracking, measurable ongoing movement, and damage appearing elsewhere in the house at the same time. Any of those warrants a professional engineer rather than a contractor's opinion alone, because the engineer has no stake in which repair is sold.

What makes a problem structural rather than cosmetic
Loss of bearing support beneath the footing, which allows part of the foundation to move downward relative to the rest and bends the structure above it.
Lateral pressure exceeding the wall's capacity, which bends the wall inward and shows as horizontal cracking and bowing.
Deterioration of the foundation material itself, which matters in older Calgary homes with rubble, stone or unreinforced concrete foundations where the wall may have lost section.

What a structural assessment involves
Documented observation
Crack locations, widths, directions and any displacement are recorded, along with floor elevations and the condition of openings throughout the house.
Monitoring where movement is uncertain
Where it is unclear whether movement is active, monitors are installed and read over a period. A static crack and a moving crack call for very different responses, and guessing is expensive in both directions.
Investigation of the cause
Soil, drainage, grading, water sources and any structural alterations are examined, because repairing the foundation without removing the cause produces a repeat.

Is my house unsafe if the foundation is cracked?
