Foundation Wall Repair in Calgary
My basement wall is bowing or leaning inward. What can be done about it?
A basement wall that is bowing inward is being pushed by the soil outside, and the repair has to deal with that push rather than the wall itself. Options run from carbon fibre strips or steel braces that stop further movement, through wall anchors that can recover some of the deflection over time, to rebuilding the wall where it has moved too far. Which applies depends on how far the wall has deflected and whether it is still moving, and that judgment normally needs an engineer.

A bowing wall is different in kind from a cracked wall. A crack is damage that has already happened. A bow is a wall currently losing an argument with the soil behind it, and the relevant question is how much further it will go.
The good news is that walls rarely fail suddenly. There is usually a long warning period, which is exactly the window this page is about.
Signs a wall is moving rather than just cracked

What pushes a basement wall inward
Lateral earth pressure is the base load every basement wall carries. Soil has weight and pushes sideways, and the wall is designed to resist a certain amount of that.
Water multiplies it. Saturated soil pushes considerably harder than dry soil, because water adds hydrostatic pressure on top of the soil's own weight. This is why a wall that stood for forty years can start moving after drainage fails or grading changes.
Clay swelling adds a third component. Expansive clay does not merely transmit pressure, it generates it by increasing in volume as it wets. Calgary's clay-rich till is part of why lateral pressure problems are a recognised local issue.
Frost can contribute where soil freezes against the upper part of a wall and expands. This concentrates load high on the wall and can push the top in while the base stays put.
Surcharge loads matter more than people expect. A driveway, a parked vehicle, a new patio, a retaining wall or fill placed next to the house all add load to the soil beside the foundation.
How a bowing wall is repaired
These are listed roughly in order of intervention. An engineer's assessment normally determines which is appropriate, because the deciding factor is how far the wall has already deflected.
Carbon fibre straps
High-strength strips bonded vertically to the inside face of the wall, resisting further inward bending. They are low-profile, need no excavation, and can be finished over.
Best suited to: Walls with limited deflection that an engineer judges can be held where they are.
Steel I-beam bracing
Vertical steel members fixed to the floor slab and the floor framing above, bracing the wall along its height. More intrusive visually than carbon fibre and takes up floor space.
Best suited to: Walls needing more restraint than a bonded system provides.
Wall anchors or tiebacks
Anchors installed through the wall to plates or helical anchors set in stable soil out in the yard. Because they can be tightened over subsequent seasons, they can sometimes recover part of the deflection rather than only halting it.
Best suited to: Walls where some straightening is wanted and there is yard access to install anchors.
Excavate and rebuild
The soil is removed to relieve the load, and the wall is straightened or rebuilt, usually with drainage and waterproofing renewed at the same time. The most disruptive and expensive option.
Best suited to: Walls that have moved too far to restrain, or that are structurally compromised.

Measure the deflection
How far the wall has moved from plumb is the number that drives every subsequent decision. It is measured, not eyeballed.
Establish whether it is still moving
Crack monitors or repeated measurements over weeks or months distinguish a wall that moved years ago and stopped from one moving now. These call for different responses.
Find the water
Because saturated soil is usually the aggravating factor, drainage, grading, downspouts and weeping tile are assessed as part of diagnosing the wall, not as a separate job.
Engineering assessment
A professional engineer specifies what the wall needs. For anything beyond minor deflection this is not optional, and reputable contractors will say so.
Repair and drainage correction
The structural fix is installed and the water problem that caused it is corrected. Doing only the first invites a repeat.

Questions people actually ask
When should I worry about a horizontal foundation crack?
Treat a horizontal crack as worth prompt assessment in every case. Unlike vertical cracks, horizontal cracking is a bending signature and indicates the wall is resisting lateral pressure from the soil. That does not mean the wall is about to fail, but it does mean the cause is structural rather than cosmetic and will not resolve on its own.
Can a bowing basement wall be straightened, or only stopped?
Both are possible depending on the method and how far the wall has moved. Carbon fibre and steel bracing halt further movement but leave the wall where it is. Wall anchors can be tightened over successive seasons and may recover part of the deflection. Substantial straightening usually requires excavating to relieve the soil load first.
Do I need a structural engineer for a bowing wall?
For anything beyond very slight deflection, yes. An engineer determines how much movement has occurred, whether it is ongoing, and what restraint the wall requires. It is also the document you will want if you sell the house, because a buyer's inspector will raise the wall and an engineer's report is the answer.
Is a bowing wall an emergency?
Rarely an emergency in the sense of needing to leave the house, but it is not something to defer for a season. Walls generally give long warning before failing. The risk is that the pressure causing the movement is still there, so waiting means repairing a wall that has moved further and costs more to correct.
