Foundation Settlement Repair in Calgary

Part of my house seems to be sinking. Is that a real problem?

Every house settles a little in its first years and that is normal. What matters is whether it is settling evenly. When one part of a foundation drops relative to another, the structure above is bent, and that shows up as diagonal cracks, sticking doors and sloping floors. Differential settlement does not stop on its own, and the repair is to restore support under the footing, usually with piles driven or screwed down to stable ground.

Uniform settlement, where the whole house moves down slightly and together, causes very little damage and is expected. Differential settlement, where one corner or one wall moves and the rest does not, is the version that damages a house, because the structure has to bend to accommodate it.

The symptoms below are the ways that bending shows up, and they usually appear away from the foundation itself, upstairs and in door frames, well before anyone looks in the basement.

Why foundations settle in Calgary

Loss of support under the footing is the immediate mechanism, and several things cause it. Clay soil shrinking as it dries is a prominent one here, because the volume change removes bearing directly.

Poorly compacted backfill or fill placed during original construction can consolidate for years afterward, which is why settlement sometimes appears a decade after the house was built rather than immediately.

Water is the usual accelerant in both directions. Persistent saturation from a leaking service line, a downspout discharging beside the wall, or poor grading softens soil and reduces its bearing capacity. Conversely, drought and large trees drawing moisture out of clay cause it to shrink away from under the footing.

Mature trees close to a foundation are a recognised factor on clay soils, because their root systems remove very large volumes of water from the ground through a dry summer.

Excavation nearby, whether for a neighbouring build, a utility trench or a new basement development, can undermine adjacent support if it is not properly managed.

How settlement is corrected

Settlement repair is about restoring support underneath the foundation. Filling the cracks upstairs without doing that treats the evidence rather than the problem.

  • Helical piles

    Steel shafts with helical plates are screwed into the ground beside the footing until they reach soil capable of carrying the load, then brackets transfer the foundation's weight onto them. Installation is comparatively quick and uses relatively small equipment.

    Best suited to: Most residential settlement where access allows, and lighter structures.

  • Push or resistance piers

    Steel sections are hydraulically driven down using the weight of the structure itself as the reaction force, until they reach firm bearing. The building's own load confirms the pile capacity as it goes in.

    Best suited to: Heavier structures and situations where confirmed bearing capacity matters.

  • Slab piering or void filling

    Where a concrete slab rather than the footing has settled, grout or expanding polymer is injected beneath it to fill voids and lift it back toward level.

    Best suited to: Settled garage slabs, basement floors and walkways rather than the house footing.

  • Correcting the water cause

    Regrading, extending downspouts, repairing a leaking service line or managing tree roots. Not a structural repair, but frequently a necessary companion to one.

    Best suited to: Every case, alongside whichever structural method is used.

How settlement is assessed

  1. Survey the actual elevations

    Floor levels are measured across the house to establish where the low point is and how much differential exists. This distinguishes real movement from a floor that was never level.

  2. Determine whether it is active

    Monitoring over months, or comparing against any earlier survey, separates historic settlement that has stabilised from movement still underway. Stabilised settlement often needs no structural work at all.

  3. Investigate the soil

    Understanding what is under the footing and how deep competent bearing soil sits determines whether piles are viable and how long they need to be.

  4. Engineering design

    Pile type, spacing, depth and load transfer are engineered, not estimated. This normally requires a professional engineer.

  5. Installation and monitoring

    Piles are installed and the load transferred. Some projects lift the foundation back toward its original position; others stabilise it where it is, which is often the safer choice in an older house.

Why this behaves differently in Calgary

The clay shrink and swell cycle is the local driver. Calgary's wet spring followed by dry summer pattern is exactly the moisture swing that makes clay change volume, and volume change under a footing is what removes bearing support.

Mature trees deserve particular attention on Calgary's older inner-city lots, where large boulevard and yard trees frequently sit within a few metres of a foundation on clay soil.

How do I tell normal settling from a real problem?

Normal settling is uniform, small, and happens early in a house's life. The signals that matter are differential: cracks that run diagonally from window and door corners, floors that slope in one direction, doors that stick on one side of the house only, and above all anything that is measurably changing. A single static hairline crack is very different from a crack that has widened since spring.

Does settlement stop on its own?

Sometimes. Settlement caused by a one-time event, such as poorly compacted fill consolidating, can run its course and stabilise. Settlement driven by an ongoing condition, such as seasonal clay movement or a persistent water source, keeps going until the condition changes. That is why establishing whether the movement is active is the most important step in the assessment.

Can a settled foundation be lifted back to level?

Often partially, and occasionally fully, but full lift is not always the right goal. A house that has settled over decades has adjusted to its position, and forcing it back can crack finishes, plumbing and masonry that had accommodated the movement. Many engineers recommend stabilising at the current position rather than lifting, particularly in older homes.

Do trees near the house cause foundation settlement?

They can, on clay soils. A mature tree removes a large volume of water from the ground through a dry summer, and clay shrinks as it dries. If that happens under or beside a footing, bearing support is reduced. This is a recognised mechanism rather than a certainty, and removing a tree is not automatically the answer, since soil rebounding after removal can cause movement of its own.
