Grading Around Your House
How does the slope of the ground around my house affect my foundation?
Grading is the single cheapest and most effective thing that decides how much water reaches a foundation, yet it is the most common problem found, because a house settles and the ground around it settles with it. Soil that falls toward the house collects every litre of rain and melt and walks it straight to the wall, where it saturates the soil, adds hydrostatic pressure and feeds basement seepage. Correcting the slope so surface water moves away is a drainage measure, and on this site it is treated as a foundation question, not a landscaping one.

Grading gets dismissed as a landscaping concern, but it is the front line of foundation water control. The rule is simple: surface water has to leave the building, not arrive at it.

What grading means for a foundation
Grading describes the slope of the ground immediately around a house. Done well, it moves every drop of rain and melt away from the walls by gravity alone. Done poorly, it collects water that would otherwise have soaked in harmlessly and stands it against the foundation.
The water that matters is the water within a metre or two of the wall, because that is the water that saturates the backfill, presses on the wall and eventually finds the cove joint or a crack. Water far from the house is already the ground's problem, not yours.
Negative grade: the common, quiet problem
A negative grade is ground that slopes toward the building. It is far more common than people expect, for a simple reason: the house and the fill around it settle after construction, so a flat or correctly sloped grade can slowly become a negative one within a few years, and nobody re-checks it.
On a lot with clay soil, a negative grade is worse still, because the same area that collects water is also subject to clay shrinking and swelling. The result is repeated seasonal wetting against the wall.
What a proper grade looks like
The design intent for surface drainage away from a building is a slope that drops as the distance from the wall grows, measured in a percentage that reflects the length of the run. The practical picture homeowners can judge on their own is that the ground should clearly fall away at every wall, including the corners.
The check is easy and needs no tools: stand at the wall and look at where water would run if a hose emptied at the foundation. On a correctly graded house the answer is always 'away'.
Upgrading the grade without calling anyone
Regrading the top two or three feet out from the wall is one of the few boundary upgrades a homeowner can reasonably attempt, and getting it right matters more than getting it perfect.
Do not bring soil up over the top of the foundation, do not block weep holes, and keep the new earth clear of siding and any window wells. Where a house sits lower than the surrounding lot, no amount of soil will fix it, and that is a drainage-system conversation instead.
When grading is not enough
Grading fixes the water that falls near the wall. It does not fix groundwater that rises from below under hydrostatic pressure, a weeping tile that has failed, or a wall that is already pushing inward. Those are different mechanisms with their own responses.
Treat grading as the first and cheapest line, and let the water that remains after it is corrected describe the next step.
Settlement around the backfill
The ground right against a house is usually backfill placed when the foundation was built, and backfill compacts and settles faster than the surrounding soil. That means a narrow trench of low ground beside the wall is a common and invisible way grading turns negative, even on a lot that otherwise looks flat.
This is why the most telling section of the perimeter is often the foot or two next to the wall rather than the lawn a metre away. Check the low belt beside the foundation specifically, and bear in mind it may need topping and re-sloping periodically as it settles.
Hardscapes: patios, walkways and driveways
Concrete, pavers and asphalt are installed on beds that settle and can tilt toward the house over time, and because they are separate from the lawn, people rarely re-grade them. A patio or walkway that slopes back toward the wall turns a finished surface into a funnel that delivers runoff straight at the foundation.
Sight along patios and walkways to see which way water would run, and note that a hard surface with no visible slope away consistently discharges to its low side. Where a sunken walkway has become a water channel, the fix is less about the concrete and more about the drainage path it has forced the water onto.
Where grading links with downspouts and roof runoff
Grading governs the ground, but the roof collects an order of magnitude more water than falls on a strip of lawn, and concentrates it through the downspouts. A well-graded yard does little good if every gutter outlet dumps the season's rainfall into a downspout sitting inches from the wall.
Downspout extensions and grading work as one system: the downspout carries roof water away from the wall, and the grade carries it the rest of the way off the lot. Questions people actually ask
How far should the ground slope away from the house?
The intent is that surface water clears the foundation, so the ground should fall away at every wall out to several feet regardless of the exact number. The practical test is that water discharged at the base of the wall would run away, not sit and pool against it. Clay soil and narrow Calgary lots mean the visible fall away is the thing to check.
What is negative grading and is it bad?

Where the house sits below the surrounding lot, or where water keeps coming after regrading, it is a drainage-system question rather than a soil one.
Is fixing grading a foundation repair or landscaping?
On this site it is treated as a foundation drainage measure, not a landscaping project, because its purpose is keeping water off the structure. Done as part of an exterior waterproofing job, regrading is usually included in the backfill and reinstatement. Standing alone, it is a boundary between what a homeowner can manage and what needs a contractor.
